Bihar RERA declares 400 projects and builders as defaulters, check the list before buying a flat

Real estate: There is great news for customers planning to invest in the real estate sector in Bihar. Bihar RERA (Real Estate Regulatory Authority) has declared around 400 projects registered with it and the builders associated with them as defaulters. Customers investing in these projects without paying attention may have to face financial and mental problems. For the convenience of customers, Bihar RERA has uploaded the list of defaulting builders and their projects on its official website.

Construction not completed on time, builder in arrears on 273 projects

Bihar RERA has declared these projects and the builders associated with them as defaulters for various reasons. Out of these, a maximum of 273 projects have been declared defaulters for not being completed on time. According to RERA, the affected builders have neither applied to RERA for extension of the duration of these projects nor have they submitted to RERA the completion certificate or occupation certificate related to the completion of the project. RERA has also provided an opportunity to extend the period of these projects by issuing notices from time to time.

  • Two each from Aurangabad, Jehanabad, Madhubani and Nalanda.
  • One each from Buxar, East Champaran, Lakhisarai, Nawada, Vaishali, Samastipur and Siwan districts.

three projects cancelled

According to Bihar RERA, registration of three projects has been cancelled. These include projects of Raj Construction and Shri Anu Anand Construction Pvt Ltd of Patna and Bihar Homes Developers and Builders of West Bengal. They have remained in the list of defaulters.

63 builders did not pay the fine

In addition, RERA took cognizance of the matter and imposed fines on 63 builders. As they did not deposit the fine, they have been declared defaulters. In 24 cases, their builders have been declared defaulters for not complying with the orders issued by RERA.

Case of certificate at 35

In 35 cases, on the orders of RERA, the district administration concerned is taking steps to recover the outstanding amount from the builder concerned by filing a certificate case. The action also envisages auctioning the assets of the affected builders if the fine ordered is not deposited.
