Lucknow tops the list of second-tier cities in terms of leasable area for shopping malls

Lucknow tops GLA: Lucknow stands out as the leader in gross leasable area (GLA) of malls among 21 second-tier cities in India. According to Knight Frank India’s recent survey, the city has a GLA of 5.7 million sq ft, surpassing cities like Kolkata and Ahmedabad by 2023.

The survey covered 340 malls across 29 Indian cities, including 21 Tier 2 cities.

GLA’s main contributor

In the broader context of these cities, Lucknow’s GLA accounts for 18.4 per cent of the total 30.8 million sq ft Tier 2 segment.

Additionally, Lucknow ranks seventh nationally in GLA, contributing 5 per cent of the total 125.1 million sq ft of mall space surveyed in 2023. The gross leasable area (GLA) of malls in Tier 2 cities across India totals 30.8 million sq ft. Among these cities, Lucknow leads with a substantial GLA of 5.7 million sq ft.

After Lucknow are Kochi with 2.3 million sq ft, Jaipur with 2.1 million sq ft and Indore with 2.0 million sq ft.

Other notable cities include Kozhikode, with 1.7 million sq ft, and Bhubaneswar and Chandigarh, both with 1.6 million sq ft.

Vadodara has 1.5 million sq ft, while Mangaluru, Bhopal, Coimbatore, Nagpur and Surat each have 1.3 million sq ft.

Raipur has 1.2 million sq ft, Vijayawada 1.1 million sq ft and Guwahati 1.0 million sq ft. Aurangabad, Visakhapatnam, Hubli-Dharwad, Jalandhar and Ludhiana contribute smaller amounts, ranging from 0.7 to 0.3 million sq ft.

Main regions of GLA

Nationally, the GLA of malls is dominated by NCR at 31.3 million sq ft, followed by Mumbai at 16.3 million sq ft, Bengaluru at 15.6 million sq ft, Pune at 8.2 million sq ft and Chennai at 7.5 million sq ft.

Hyderabad has 6.7 million sq ft, Lucknow 5.7 million sq ft, Kolkata 5.5 million sq ft and Ahmedabad 3.2 million sq ft. Kochi also ranks high with 2.3 million sq ft.

Lucknow Retail Density

Knight Frank India’s report highlighted that Lucknow’s mall density will be 132 sq m per capita by 2023. The city has over 580 retail outlets, of which half are Indian brands and the rest are mainly international. Abhishek Sharma, Senior Director, Retail Agency, Knight Frank India, said, “As the capital of Uttar Pradesh, Lucknow is central to the state’s economic progress. The city’s significant demand for retail space reflects its growing and ambitious population. “The high density of malls underlines Lucknow’s strong retail infrastructure and its ability to meet urban demands effectively,” Sharma added.
