Meerut Property: The earth touches the sky from near Rapid Railway Station to Modipuram. Know what is the circle rate in Meerut: Meerut circle rate plot and house

Rambabu Mittal, Meerut: With the arrival of the country’s first express train and metro rail in Meerut, Uttar Pradesh, there has been a huge rise in property prices on the highway and in the city. Builders and entrepreneurs from Delhi, Mumbai and Haryana have started investing heavily in Meerut. With the arrival of express trains and Metro rail, land and flat prices have also started to skyrocket. Land that was once sold in Bigha is now sold at the price of yard or metre.

Meerut comes in Delhi NCR. Here development was going on at a slow pace for a long time. Since the works of Rapid and Metro started, builders suddenly became active. Within a span of three years, many colleges, malls, hospitals, matrimonial cottages and high-rise buildings started coming up. In Meerut, there has been a huge increase in the prices of houses on plots from Modinagar border in Ghaziabad to Modipuram. Different places have different rates. The flat which was earlier available for 15 lakhs, today has reached between 30 and 35 lakhs. Prices of land near highways and metro lines in the city have reached between 50,000 and 1 lakh rupees per sq. ft.

There is a huge difference between the circle rates and the market rates in Meerut.

  • Since the Metro South station is close to the Partapur bypass of Meerut, the circle fare is Rs 50,000 per metre, while the market fare ranges between Rs 1 lakh and Rs 1.5 lakh per metre. The market price in the surrounding areas ranges between Rs 50,000 and Rs 60,000.
  • The circle rate on the main road near Subharti University is Rs 50,000 per metre, while the market rate is Rs 1 lakh per metre. The circle rate for the inner area has been set at Rs 30,000 per metre.
  • The circular fare in the industrial area near Partapur police station to Rithani is Rs 1 lakh per metre. At the same time, the market rate is said to be higher.
  • The circular fare around Naveen Mandi is 70 thousand rupees, while if we talk about the market fare, then we could not find the land because a metro station is also being constructed here. That is why the land prices are skyrocketing.
  • If we talk about the metro station in and around the city, flats near the metro line that were earlier priced between Rs 20 and Rs 25 lakh are now available for Rs 70 to Rs 80 lakh.
  • The circle fare in Modipuram area is Rs 35,000 to Rs 40,000, while the market fare is said to be Rs 60,000 to Rs 70,000.

Increase in Revenue Department funding over three years

In the last three years, due to the increase in property prices and sales, there has been an increase in the number of people getting title deeds from the registration department. A lot of real estate money from Delhi, Mumbai and Haryana has been invested here, which is being used to construct large buildings. Due to this, the treasury of the Land Revenue Fund has also increased significantly.

Meerut gets Vande Bharat

Meerut is blessed with the Vande Bharat train. At the same time, the pace of development has also gained momentum due to the operation of Rapid and Metro trains up to the Meerut Partapur bypass to connect to Delhi. The local administration has started looking for land for the expansion of the Meerut airport, which was lying in cold storage. To take forward development in Meerut, former MP Rajendra Agarwal, including current MP Arun Govil, Rajya Sabha MP Laxmikant Vajpayee and MLA Amit Agarwal have been seen trying to come up with development plans.
